Plots will be allocated in Prakasam District, Cheruvukommupalem Village, Ongole Urban, under Survey Nos. 5/1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11(P), 12, 13, 14, 15, 16, 17, 18, 20, 21, 22, 23, 24, 25, 26, 27, 28, 29, 30; 6/1, 2, 3, 4, 5, 6; 13/1(P), 2(P), 3, 4, 5, 6, 7, 8, 9, 10, 11; 15/1, 2, 3A; 16/1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17; 17/1; and 32/1(P), 2, 3, 7(P), 8, 9, 10, 11.
The plot sizes are approximately 183, 198, 220, and 660 sq. yards; if there are any variations (increase or decrease) in the plot area, payments must be made proportionately.
No person, regardless of their designation/status, has the authority to reduce the rates. The company holds no responsibility for any such assurances.
As part of the venture development, C.C. roads, electricity, street lighting, drainage, compound wall, water tank, and tap connections from the tank will be provided.
Every member must mandatorily execute an agreement within 10 days of the allotted plot deadline. Failure to do so will result in the cancellation of the allotted plot. Furthermore, registration must be completed within two months. The management reserves full rights to cancel and reassign un-registered plots to others without any prior notice.
Initially, a plot will be assigned to the member as per the tentative plan. The final approved plot number will be allocated at the time of registration.
Members must pay their installment amounts either in person or through the company executive via D.D. or Cheque drawn in favor of "Sri Bhramara Royal Avenues" and must obtain an official printed receipt issued by the company.
- 7.A. Irrespective of the development timeline of the venture, the full payment must be settled and registration completed strictly within the time frame specified in the agreement.
- 7.B. Transfer or change of name is not permitted once booking is done.
- 7.C. The advance amount paid towards plot booking is strictly non-refundable.
- 7.D. In case of cancellation of an agreed-upon plot, 30% of the payable amount will be deducted towards administrative charges, and the balance will be refunded within the timeline specified by the company.
- 7.E. Plot exchange is not permitted (if an exchange is necessary, only the Managing Director holds the authority to approve it).
The company shall not be held responsible under any circumstances for payments made without an official receipt issued by the company.
Defaulted dues shall attract an interest charge of ₹1.50 per ₹100 per month (1.5% per month). Subsequently, upon the member's request, the plot cost will be redetermined by the management based on prevailing rates. Alternatively, subject to the member's request and management's discretion, an option may be provided to transfer the paid amount to ongoing ventures; amounts once paid will not be refunded under any circumstances.
All relevant documents for purchasing a plot via a bank loan must be submitted to the bank specified by the company within one week.
Registration expenses must be borne solely by the member. The company takes no responsibility for cost escalations due to upcoming changes in registration rules or any delays in the registration process.
All legal disputes and transactions are subject to the exclusive jurisdiction of Guntur courts only.
Plot registration will be executed solely in favor of the registered member or their blood relatives.
We hereby express our consent to the above terms and conditions, having inspected and verified the land in the survey numbers mentioned above to our full satisfaction.

వెంచరు అభివృద్ధిలో భాగంగా C.C. రోడ్లు, ఎలక్ట్రిసిటి, వీధి దీపాలు, డ్రైనేజి, కాంపౌండ్ వాల్, వాటర్ ట్యాంక్ మరియు ట్యాంక్ నుండి ట్యాప్ కనెక్షన్ ఏర్పాటు చేయబడును
ప్రతి సభ్యుడు అలాట్మెంట్ అయిన ప్లాటు వారికి ఇచ్చిన గడువు ప్రకారం 10 రోజుల లోపల అగ్రిమెంట్ తప్పనిసరిగా చేసుకోవలెను. అలా చేసుకోని ఎడల అలాట్ చేసిన ప్లాటు రద్దు చేయబడును. మరియు రెండు నెలల లోపు రిజిస్ట్రేషన్ చేసుకోవలెను. రిజిస్ట్రేషన్ చేసుకోని ప్లాట్లు ఎటువంటి నోటీసు లేకుండా ఇతరులకు కేటాయించే అధికారము, రద్దు చేయు అధికారము మేనేజ్మెంట్ వారికి కలదు.
సభ్యునికి మొదట టెంటేటివ్ ప్లాను ప్రకారం ప్లాటు ఇవ్వబడును. ఫైనల్ అప్రువ్డ్ ప్లాటు నెంబరు రిజిస్ట్రేషన్ సమయంలో కేటాయించబడును.
సభ్యులు తమ వాయిదా సొమ్మును స్వయంగా గాని, కంపెనీ ఎగ్జిక్యూటివ్ ద్వారా గాని డి.డి. / చెక్కుల రూపంలో శ్రీ భ్రమర రాయల్ ఎవెన్యూస్ పేరున చెల్లించి, తప్పక కంపెనీ జారీ చేసిన ప్రింటెడ్ రశీదు పొందవలెను.
- 7.ఎ. ఈ వెంచర్ అభివృద్ధి కాలపరిధితో సంబంధం లేకుండా కేవలం అగ్రిమెంట్లో పేర్కొన్న కాల పరిధిలోపే పూర్తి పైకమును చెల్లించి రిజిస్ట్రేషన్ తప్పనిసరిగా చేయించుకొనవలెను.
- 7.బి. ఒకసారి బుకింగ్ చేసుకున్న వారు పేరు మార్చటానికి వీలులేదు.
- 7.సి. ప్లాట్ బుకింగ్కి ఇచ్చిన అడ్వాన్స్ రిటర్న్ ఇవ్వబడదు.
- 7.డి. అగ్రిమెంట్ చేసిన ప్లాట్లు రద్దు చేసుకున్న వారికి చెల్లించవలసిన మొత్తంలో నుండి పరిపాలన ఖర్చుల కింద 30% మినహాయించుకొని మిగిలిన మొత్తాన్ని కంపెనీ వారు చెప్పిన గడువులోగా తిరిగి ఇచ్చే ఏర్పాటు.
- 7.ఇ. ప్లాట్ మార్చుకోవడానికి వీలులేదు (ఒకవేళ మార్చాలి అంటే, ఎం.డి. గారికి తప్ప వేరే వారికి అనుమతిలేదు).
కంపెనీ వారు జారీ చేసిన అధికారిక రశీదు లేని చెల్లింపులకు కంపెనీ ఎట్టి పరిస్థితులలో బాధ్యత వహించదు.
బకాయిపడిన సొమ్ముకు నెలకు నూటికి రూ.1.50/-లు చొప్పున విధిగా వడ్డీ చెల్లించాలి. తదుపరి, సభ్యుని అభ్యర్ధన మేరకు ప్లాటు ఖరీదును అప్పటి రేట్ల ప్రకారం మేనేజ్మెంట్ నిర్ణయిస్తుంది. లేదా సభ్యుని అభ్యర్ధన మేరకు మరియు మేనేజ్మెంట్ నిర్ణయమును బట్టి చెల్లించిన పైకమును అప్పటి వెంచర్లకు బదిలీ చేసుకునే అవకాశం కల్పించబడును మరియు ఒకసారి చెల్లించిన పైకము ఎట్టి పరిస్థితుల్లో వాపసు చేయబడదు.
బ్యాంకు ఋణసహాయం ద్వారా ప్లాట్ కొనుగోలు చేయడానికి సంబంధించిన అన్ని పత్రాలను కంపెనీ సూచించిన బ్యాంకు నందు వారం రోజుల లోపు అందచేయాలి.
రిజిస్ట్రేషన్ ఖర్చులు సభ్యులే భరించవలెను. రిజిస్ట్రేషన్ విధానంలో రాబోయే మార్పుల దృష్ట్యా పెరిగే ఖర్చులకు, రిజిస్ట్రేషన్కు జరిగే కాలయాపనకు కంపెనీ బాధ్యత వహించదు.
న్యాయపరమైన లావాదేవీలన్ని గుంటూరు న్యాయస్థాన పరిధిలోకి మాత్రమే వస్తాయి.
సభ్యులకు లేదా వారి రక్త సంబంధీకులకు మాత్రమే ప్లాట్ రిజిస్ట్రేషన్ చేయించి ఇవ్వబడును.
